What is a modified gross lease?
A modified gross lease means one predictable monthly payment. At FlexBay, your base rent includes property taxes, insurance, CAM, and WiFi. You only pay separately for your utilities (electric, gas, water). No surprise CAM bills at the end of the year.
What are the lease term options?
We offer flexible terms from 1 to 5+ years. Longer commitments get discounts: 1-year is full price, 3-year saves you 5%, and 5+ years saves you 10%. You can always expand to a larger bay as you grow.
How quickly can I move in?
Most tenants move in within 7-10 days of approval. Your space is turn-key: WiFi, security, and utilities are ready on day one. No buildout, no setup delays.
Do you require a broker?
